Home Renovation in The Beaches

Life in The Beaches revolves around the boardwalk, the tree-lined side streets, and the mix of character cottages and Edwardian homes that give the neighbourhood its laid-back charm. Many of these homes were built for a different era of family living, with narrow footprints, low ceilings, and layouts that don’t always suit how people use their homes today.

iRemodel Home Renovation Toronto has spent over 20 years helping Beaches homeowners open up cramped layouts, add second-storey space, and modernize kitchens and bathrooms without losing the cottage character that drew them to the neighbourhood in the first place.

Renovation Services We Provide in The Beaches

• Kitchen renovations — opening up galley kitchens, adding islands, and maximizing storage in smaller footprints
• Bathroom renovations — custom vanities and full remodels suited to older plumbing layouts
• Home additions — second-storey additions and rear extensions on narrow Beaches lots

Local Considerations

Many Beaches properties sit on narrow lots with tight side-yard setbacks, which affects how additions and second-storey builds are designed and permitted. Our team handles the City of Toronto building permit application process for you, from zoning review through final inspection.

Why Homeowners in The Beaches Choose iRemodel

We’re a licensed general contractor with over 20 years of experience and a team of in-house electricians, plumbers, tilers, and cabinet makers — not subcontracted labour. Every project uses premium materials, follows Ontario Building Code, and comes with a one-year warranty.

Frequently Asked Questions

Can older Beaches cottages support a second-storey addition?
In most cases, yes, though it depends on the existing foundation and framing. Our team assesses the structure first and designs the addition around what your home can safely support.

How long does a typical Beaches kitchen or bathroom renovation take?
A kitchen renovation usually takes 3 to 8 weeks depending on scope, while a bathroom renovation is often completed within 2 to 5 weeks.

Do you handle the building permit application for Beaches projects?
Yes. We prepare and submit the required drawings and documentation, then manage the review and inspection process so you don’t have to deal with the City directly.

Can a small Beaches kitchen be opened up without losing structural integrity?
Often yes, though it depends on whether the wall in question is load-bearing. We assess the structure and, where needed, work with an engineer to design a safe, code-compliant open-concept layout.

I found iRemodel through Google, and I’m so glad I chose them. He worked on my late mother’s house, which is very sentimental to my sisters and me, so it was important to find someone we could trust. He worked on the powder room and he was professional, went above and beyond, and stayed in consistent communication throughout the entire process. He was also very punctual. if he said he would arrive at 8 a.m., he was there right on time and always left at a reasonable hour. I truly appreciate the care and respect he showed while working on such a meaningful space. I would highly recommend iRemodel to anyone looking for reliable and thoughtful service. I would definitely look forward to working with him again in the future.

I couldn’t be happier with my condo renovation — the transformation is absolutely stunning! From start to finish, the team brought incredible vision, craftsmanship, and attention to detail. They completely reimagined the layout by knocking down a wall to create a spacious, open studio that feels bright, modern, and so much larger than before. The seamless porcelain tile installed throughout the entire unit not only looks beautiful but also makes the space feel cohesive and high-end. One of my favorite upgrades is the newly created space for our washer and dryer — such a smart and functional addition, that added real convenience. They also sealed the kitchen bar to create a more defined separation between the kitchen and living area, which improved both flow and functionality. The fresh white paint brightened everything instantly, and the addition of track lighting in the living room gave the space a clean, contemporary feel while adding warmth and ambiance. Overall the quality of the work was exceptional and communication was smooth throughout the entire project. If you’re looking for a team that delivers beautiful results and truly elevates your space, I highly recommend Dave and his team at iRemodel!

I am very content with the renovation of this unit. From the moment you walk in, it’s immediately clear how much care, thought, and craftsmanship went into redoing both the kitchen and the bathroom. The transformation is truly impressive and has elevated the entire space to feel modern, fresh, and incredibly inviting. The kitchen is a standout. Everything feels thoughtfully designed and well executed—from the updated cabinetry and sleek finishes to the overall layout, which now feels both functional and modern. The materials used are clearly high quality, and the attention to detail really shows. It’s the kind of kitchen that not only looks great but also feels practical for everyday use, whether you’re cooking a full meal or just enjoying the space. The updates make it feel contemporary without being overdone, striking a perfect balance between comfort and sophistication. The bathroom renovation is equally impressive. It feels clean, modern, and cozy, with updated fixtures and finishes that give the space a polished, refreshed feel. Everything is brand new, well-installed, and cohesive. The design choices make the bathroom feel more spacious and thoughtfully laid out, and it’s clear that functionality and aesthetics were both top priorities. It’s a space that feels relaxing and well cared for—exactly what you want in a newly renovated bathroom. Overall, this renovation was exceptionally well done. The upgrades to both the kitchen and bathroom significantly enhance the value and livability of the unit, and the quality of the work is evident throughout. It feels like a complete refresh rather than just surface-level updates. Anyone looking to remodel their space will immediately appreciate the effort, craftsmanship, and attention to detail that went into the renovation. Highly recommend—this is a beautifully updated unit that was clearly renovated with care and pride. A job very well done!

We just got our bathroom remodeled after a good friend highly recommended iRemodel. I was hesitant at first but Dave and his crew delivered on time, on budget and the bathroom now looks amazing. There was minimal dust and the team really paid attention to details. A couple times there seemed to be issues but the team was so good in making sure to find solution and solved the problem. We were most surprised that the project actually finished on time as promised. I would highly recommend. Thanks Dave and team for turning our dark and unwelcoming space into a bright bathroom that the girls now love to use.
