Basement Renovation in York Mills

Get A Quick Quote

Many York Mills properties sit on sloped or ravine-adjacent lots, which makes a walk-out basement a realistic option most Toronto homeowners don’t have — direct access to the backyard, natural light, and a lower level that functions as genuine living space rather than a below-grade afterthought. iRemodel Home Renovation Toronto has extensive experience with the grading and structural considerations these conversions involve.

What’s Involved in a York Mills Basement Renovation

Walk-out basement conversions in York Mills typically involve:

Grading and drainage assessment specific to the lot’s slope, to ensure water moves away from the new walk-out entrance
Structural work to create or enlarge a walk-out access point where one doesn’t already exist
Full finishing once structural and drainage work is complete, including secondary living space, a home gym, or a guest suite

Walk-out conversions and full basement finishing typically take 8 to 14 weeks depending on the extent of grading and structural work required.

Local Considerations for York Mills Properties

Ravine-adjacent properties may fall under the City’s Ravine and Natural Feature Protection bylaws in addition to standard building permit requirements, which can affect where grading and excavation work is permitted. We handle any additional environmental review your property requires as part of the permit process.

Why York Mills Homeowners Choose iRemodel

Grading and drainage work on a sloped lot needs to be done correctly the first time, since mistakes here affect the whole property, not just the basement. Our licensed team assesses lot conditions before finalizing a walk-out design, and every project is backed by a one-year warranty.

Frequently Asked Questions

Does every sloped York Mills lot qualify for a walk-out basement conversion?

Not automatically. It depends on the degree of slope, existing grading, and drainage patterns, which we assess during an initial site evaluation.

Do ravine-adjacent properties require extra approvals for basement work?

If your lot is near a ravine or protected natural feature, it may require additional environmental review alongside your standard building permit. We confirm this early in the process.

How long does a walk-out basement conversion take?

Most projects take 8 to 14 weeks depending on the extent of grading, structural work, and finishing involved.

Trustindex verifies that the original source of the review is Google. I found iRemodel through Google, and I’m so glad I chose them. He worked on my late mother’s house, which is very sentimental to my sisters and me, so it was important to find someone we could trust. He worked on the powder room and he was professional, went above and beyond, and stayed in consistent communication throughout the entire process. He was also very punctual. if he said he would arrive at 8 a.m., he was there right on time and always left at a reasonable hour. I truly appreciate the care and respect he showed while working on such a meaningful space. I would highly recommend iRemodel to anyone looking for reliable and thoughtful service. I would definitely look forward to working with him again in the future.

Trustindex verifies that the original source of the review is Google. I couldn’t be happier with my condo renovation — the transformation is absolutely stunning! From start to finish, the team brought incredible vision, craftsmanship, and attention to detail. They completely reimagined the layout by knocking down a wall to create a spacious, open studio that feels bright, modern, and so much larger than before. The seamless porcelain tile installed throughout the entire unit not only looks beautiful but also makes the space feel cohesive and high-end. One of my favorite upgrades is the newly created space for our washer and dryer — such a smart and functional addition, that added real convenience. They also sealed the kitchen bar to create a more defined separation between the kitchen and living area, which improved both flow and functionality. The fresh white paint brightened everything instantly, and the addition of track lighting in the living room gave the space a clean, contemporary feel while adding warmth and ambiance. Overall the quality of the work was exceptional and communication was smooth throughout the entire project. If you’re looking for a team that delivers beautiful results and truly elevates your space, I highly recommend Dave and his team at iRemodel!

From the moment you walk in, it’s immediately clear how much care, thought, and craftsmanship went into redoing both the kitchen and the bathroom. The transformation is truly impressive and has elevated the entire space to feel modern, fresh, and incredibly inviting. The kitchen is a standout. Everything feels thoughtfully designed and well executed—from the updated cabinetry and sleek finishes to the overall layout, which now feels both functional and modern. The materials used are clearly high quality, and the attention to detail really shows. It’s the kind of kitchen that not only looks great but also feels practical for everyday use, whether you’re cooking a full meal or just enjoying the space. The updates make it feel contemporary without being overdone, striking a perfect balance between comfort and sophistication. The bathroom renovation is equally impressive. It feels clean, modern, and cozy, with updated fixtures and finishes that give the space a polished, refreshed feel. Everything is brand new, well-installed, and cohesive. The design choices make the bathroom feel more spacious and thoughtfully laid out, and it’s clear that functionality and aesthetics were both top priorities. It’s a space that feels relaxing and well cared for—exactly what you want in a newly renovated bathroom. Overall, this renovation was exceptionally well done. The upgrades to both the kitchen and bathroom significantly enhance the value and livability of the unit, and the quality of the work is evident throughout. It feels like a complete refresh rather than just surface-level updates. Anyone looking to remodel their space will immediately appreciate the effort, craftsmanship, and attention to detail that went into the renovation. Highly recommend—this is a beautifully updated unit that was clearly renovated with care and pride. A job very well done!

Trustindex verifies that the original source of the review is Google. We just got our bathroom remodeled after a good friend highly recommended iRemodel. I was hesitant at first but Dave and his crew delivered on time, on budget and the bathroom now looks amazing. There was minimal dust and the team really paid attention to details. A couple times there seemed to be issues but the team was so good in making sure to find solution and solved the problem. We were most surprised that the project actually finished on time as promised. I would highly recommend. Thanks Dave and team for turning our dark and unwelcoming space into a bright bathroom that the girls now love to use.
